How spray foam pricing actually works
Spray foam is sold by the board foot: one square foot of surface at one inch of depth. So the price of a job comes down to how much surface gets sprayed, how thick the foam goes on, and the contractor's rate per board foot.
The formula
wall area = 2 × (length + width) × height − openings
roof area = length × width × √(1 + (pitch ÷ 12)²)
board feet = (wall area + roof area) × depth in inches
price = board feet × rate per board foot
Roll-up doors, walk doors, and windows are subtracted from the wall area because they do not get sprayed. The roof multiplier accounts for slope: a pitched roof has more surface than its footprint, and 4.5-in-12 is the common pitch on metal buildings.
Closed cell or open cell
Closed cell is denser, adds structural rigidity, and resists moisture, which is why it is common in metal buildings. It costs more per board foot and is usually applied around two inches. Open cell is lighter and cheaper per board foot, deadens sound well, and is usually applied at three to four inches — so the depth partly offsets the lower rate.
What this calculator leaves out
Gable-end triangles, trim work, prep and masking, travel, and tax. Rates also move with region, chemical prices, and how hard the building is to work in. Treat the number here as a ballpark for planning — a real bid comes from a contractor who has seen the building.
